As more and more clients realize the need to bring a design and construction team together early in a project in order to control construction costs, we have seen the design-build approach grow in recent years.

When we design-build a project, we form an alliance with a design A/E firm early on in order to define design criteria and projected costs. Working with all the consultants, we review the design, provide budget estimates throughout the design phase, perform value engineering, implement schedules for design and construction, study long lead item identification, and guide the team throughout the process

Once the project has reached final design and estimates, we can work under Guaranteed Maximum Price Contract (GMP), with all savings after completion going back to the owner. Once construction begins, we perform as the general contractor to complete the work. Design-Build is contracted by the Owner under a single contract.

Our Design-Build services include:

- Assist in due diligence for site selection; review impact of infrastructure

- Platting, zoning of property

- Conceptual estimating to evaluate viability and establish reliable budgets

- Detailed construction estimates to provide accurate cost information

- Cost savings input to assist in reaching client’s budget goals

- Development of a Guaranteed Maximum Price

- Analysis of building system to provide best value (initial cost vs. op. cost)

- Permitting, as required by local codes / ordinances
